This discussion typically includes an overview of the services offered, the fee structure being used and any additional costs, such as procurement or project management fees.

We are primarily a full-service furnishings design firm. By full-service, we mean that we take a leadership role in your design project, guiding you from initial concepts and space planning all the way through purchasing furnishings and other design elements to installing them in your home complete with all those little details and finishing touches. Our expertise extends to full-scale renovations and remodeling services, specializing in kitchens and bathrooms. We transform these essential spaces into functional, stylish, and beautifully crafted areas that elevate your home.
The length of the design process depends on the scope of the project. Renovations can take up to a year to design. We prefer a 1-3 month design development phase for major renovations, so that design decisions are made thoughtfully. The design process for smaller renovation projects, kitchens and baths, and furnishings projects averages two months. Design of larger renovation projects and additions can last three months or more. The design process does not factor in the construction time for projects to be implemented, or for furnishings to be delivered. The construction -renovation portion of the process is often controlled by the contractor or builder’s schedule.
We work with trade-only vendors, which means you’ll have access to unique, high-quality products that aren’t available in regular stores. Instead of passing along traditional discounts, we ensure pricing is competitive and often at or below MSRP, thanks to our vendor agreements. This way, you get exclusive pieces and great value while we focus on bringing your vision to life.
All purchases, whether it be for furnishings, accessories, window treatments, wall-coverings, etc are ordered through Modern Property Design utilizing trade sources. There are a few exceptions where Contractors will directly purchase products.
